Meta ads for clinics and for property work like any other Meta campaign, with three extra jobs: keep the wording inside Meta's health policy, show your regulator's registration where the law expects it, and answer every enquiry quickly. Clinics are limited mostly by what you may say about patients. Property advertisers are limited by what you must show and, for overseas buyers, by who you can target. This guide covers the rules, a side-by-side checklist and a setup that suits both.
It is written for Indian clinics and property sellers. If you want us to run the campaigns, that is our digital marketing service, with the ad work itself under Meta ads management. We are not lawyers, and nothing here replaces advice from your regulator or adviser.
What is different about Meta ads for clinics?
Two sets of rules apply: Meta's, and your medical regulator's. Meta's rule is about wording. The rule from the regulator is about what a doctor may promote at all.
Meta's advertising standard on personal attributes does not allow ads that assert or imply that a person has a physical or mental health condition. Meta's own example says "New diabetes treatment available" is fine while "Do you have diabetes?" is not. So write about the service and the benefit, not about the reader's body. "Skin clinic, appointments this week" is safe. "Tired of your acne?" is the kind of line that gets ads rejected.
On the medical side, advertising by doctors in India is overseen by the National Medical Commission and state medical councils. Our clinics industry page notes that the NMC issued guidelines on ethical advertising in October 2026, and that, as reported, they restrict patient testimonials used for promotion, before-and-after photographs and claims such as "guaranteed cure". We could not read the guideline text ourselves for this post, so treat that as a pointer and confirm with your council before you publish. If in doubt, leave it out.
A safe default for a clinic ad is plain: who you are, what you treat in neutral words, where you are, your hours and how to book. Ask your doctor to approve every ad before it goes live, because the responsibility stays with them even when an agency writes the ad.
What is different about Facebook ads for real estate?
Property ads carry two rules: a Meta rule that depends on where your audience lives, and an Indian rule that depends on your project.
Meta's housing special ad category
Meta's special ad category documentation says that advertisers who run housing ads must declare the category if they are in the US or reach people there, and the same applies to Canada and Europe. Businesses outside those regions that do not reach them can still pass the field, but may opt in or set it to none. So an Indian developer advertising only to buyers in India is not forced into the category, while one targeting NRIs in the US, Canada or Europe is.
Under the category, the documentation lists limits: you cannot choose a gender, ages are fixed to 18 to 65+, location exclusions are not supported, and small-area targeting such as neighbourhoods or postcodes is not available. Lookalike audiences are not available, and detailed targeting is restricted to an approved list. As of November 2026 these are the limits on that page. Check it again before you launch, as Meta updates it.
RERA registration in Indian property ads
Under the RERA Act, 2016, a promoter has to show the project's registration number in advertisements. The Andhra Pradesh authority's advertisement guidelines say promoters must include the registration number on their website and in any advertisement, citing Section 11(1)(a) and (2). A report on West Bengal's regulator by LiveLaw describes the same section as requiring both the registration number and the authority's website address to be clearly visible in project ads.
Each state has its own authority, and each may have its own display rules, for example on font size and placement. Our real estate industry page names the main ones. Confirm the exact format with your state RERA before launch. Put the number in the image, not only in the caption, and again on the landing page.
Clinics vs real estate: what to include, avoid and check
Use this grid as a pre-launch checklist. Tick every row for your sector before you press publish.
| Clinics | Real estate | |
|---|---|---|
| Include | Clinic name, location, service in neutral words, opening hours, a booking button or WhatsApp number | Project name, price band, location, possession date, RERA number and authority website, WhatsApp number |
| Avoid | Lines that name a condition the reader may have; patient testimonials and before-and-after images unless your council allows them; "guaranteed" or "best" | Unsupported claims about returns or appreciation; hiding the RERA number in small print; promising a price that is not in the brochure |
| Check with | Your state medical council and the NMC guidance; the doctor's approval of each ad | Your state RERA authority; for overseas buyers, Meta's housing category |
| Targeting | Area around the clinic; age ranges that make sense for the service | India-only: normal targeting. US, Canada or Europe: housing category limits apply |
| First reply | Reception or a booking assistant, same day | Sales agent, ideally within minutes |
| Success is | Booked appointments that happen | Site visits that happen |
Should you use a lead form or a landing page?
Both can work, and the right choice depends on what your team can handle. Meta's lead ads keep people inside the app, so they fill the form faster and you get more enquiries. A landing page takes the person to your site, where you can show your RERA number, your doctor's profile, prices and a map before they commit.
Our view: use lead ads when your team replies within minutes and wants volume, and a landing page when you need the reader to see proof or compliance details first. Property launches often do best with a project page, because the registration number and brochure belong in view. For a clinic, a short lead form with name, phone and the service wanted is often enough, as long as the form does not ask for medical details. Health information you do not need is a risk you do not have to take.
If you run both, send the same follow-up and measure the same thing: enquiries that become booked visits, not forms filled. We explain why in cost per qualified lead.
How fast do you need to follow up?
Fast enough that the person still remembers asking. We do not quote a percentage for this, because we did not verify one on a primary source. It is plain common sense that a person comparing three clinics or three projects will answer the first one who replies.
A workable standard: a first message within minutes during working hours, a call attempt the same day, and a clear message after hours that says when you will respond. A WhatsApp assistant can take the first message and book routine slots. Anything clinical still goes to the doctor's team.

Frequently asked questions
Can a clinic advertise on Instagram and Facebook at all?
Yes, within Meta's rules and your medical council's rules. Meta does not allow ads that imply the viewer has a health condition, and Indian doctors face limits on promotion. Stick to factual information, and have your doctor approve each ad.
Is the housing special ad category required for ads in India?
Not for ads shown only in India, according to Meta's documentation as of November 2026. It becomes mandatory when your housing ads reach the US, Canada or Europe, which is common for NRI campaigns. Declare it correctly, and expect the targeting limits that come with it.
Where should the RERA number go in a Facebook ad?
On the image or video itself, clearly readable, and on the landing page. The regulators' guidance we read says the number must appear in advertisements, and at least one state authority also expects the authority's website address. Ask your state RERA what size and placement it expects.
Do Instagram ads for clinics work better than Facebook ads?
It depends on who you want to reach, and we would not claim one always wins. Run both placements in one campaign at first, look at booked appointments by placement after a few weeks, and shift the spend toward the one that books.
Can we use patient reviews in our ads?
Be careful. The NMC guidance, as reported, restricts patient testimonials used for promotion, so check with your state medical council before using them in any ad. If your council says no, put your effort into clear facts about the doctor, the services and how to book.
